Horizontal property · Colombia

Your building's record, in one place.

Minutes, decisions, bookings and the front desk — without using the WhatsApp group as the archive.

How it works

Search by name

Type the name. If two share it, the city tells them apart.

3 results

What gets lost in the chat today.

Minutes that go missing

When the council rotates, Drive and the group chat stay on someone's phone.

Decisions without follow-up

It was voted, noted in a notebook, and nobody sees the pending item again.

Bookings over WhatsApp

The hall is “booked” in a message. Double bookings and arguments follow.

Complaints with no trail

The complaint lives in a voice note. No deadline, no owner, no formal reply.

Built for those who administer, and those who live here.

Administration council

The council follows the life of the building: documents, decisions and tasks, with origin in view.

  • Council timeline
  • Minutes and notices in one archive
  • Tasks and pending items that do not hide

Administration

The administrator runs PQRS, bookings and the front desk with deadlines, not screenshots.

  • PQRS with follow-up
  • Common-area bookings
  • Front desk: visits and parcels

Residents

The resident checks notices, books the hall and authorises a visit — on the phone, in large type.

  • Building notices
  • Bookings and PQRS
  • Visits and parcels

Petitions, complaints and claims with status in view.

Units

Units

Who occupies which apartment — without a parallel spreadsheet.

From paperwork to the portal.

  1. 1

You tell us about the building.

    Name, towers, council and administrator.

  2. 2

    The record opens.

Documents and day-to-day operations live in one place.

  3. 3

Each person enters their own view.

The resident, the front desk and the council see what corresponds to them.

If the council already has a Drive or a WhatsApp export, it can be ingested. It is not a requirement to start.

Priced per building, according to the property.

Every horizontal property is different. We quote by units and what you need to launch. Write to us and we will schedule a demonstration with your council or administrator.

Frequently asked questions

What is Cohabita?

A portal for horizontal-property buildings in Colombia. It gathers notices, minutes, bookings, PQRS and the front desk so the building record does not live in WhatsApp.

Does it replace the WhatsApp group?

No. WhatsApp remains the conversation. Cohabita is the record: what must remain, with a date and an owner.

Who can see the information?

Each person enters with their account and role. A tenant does not see the owner's accounts. The council sees the building's governance.

What about Law 675?

The product is designed around horizontal-property duties: minutes, calls to meeting, decision traceability. It does not replace the signed paper minutes.

What happens to my data?

We process personal data under Law 1581 of 2012. You may know, correct or request erasure. Details are in the privacy notice.

How much does it cost?

We quote per property, by number of units. Write to us and we will send it.

How does a resident sign in?

Look up the name on the home page and sign in with the email the administration assigned.

Can I try it?

In the demonstration environment, when published, there is a trial access. In production, a demo is scheduled with your building.

Book a demo

Tell us about your building. We will write to coordinate a demonstration with the council or the administrator.
